All Preston Village properties must abide by a set of restrictions (Covenants, Conditions, and Restrictions, or CCRs).
Things to Know
- All changes to any property that are visible from the exterior are subject to the CCRs. This includes, but is not limited to: new construction, exterior renovations, landscaping, painting, and fences. Prior to beginning work on your property, changes must be submitted to the Preston Village Architectural Committee for approval.
- Repairing or replacing like-materials (e.g. repainting a house the same color, replacing a shingle roof with a new shingle roof of the same color) do not need approval.
Architectural Guidelines
If you are not using substantially similar materials (in the same color and location on your property) for the repair of worn out or damaged components, you MUST submit an Architectural Request. General guidelines for the most common repairs needed are detailed below.
- Fence material, height, and stain must match Section 7.4(b) of the CCRs: wood, 6-feet in height, in a natural wood color, or with a clear or reddish-brown stain. Extensions are allowed with Architectural Request approval ONLY, and a diagram is required. Drainage must not be impacted by the installation of new fence posts. Metal or wooden posts used as fence supports are permissible, and should be placed on the interior portion of the fence line.
- Roof shingles should be a neutral tone matching the neighborhood’s new build color palette.
- Garage doors must match original exterior paint colors or be a neutral color within the neighborhood’s new build color palette (tan, gray, off-white, khaki, etc).
- Additional home repairs, including siding, must match the home’s current color or stay within the neighborhood’s new build color palette (neutral colors: browns, grays, tans). Front exterior walls must be masonry, including brick, stone, stucco, or Hardie®.
- All landscaping should use native or well-adapted plants and trees. Trees should be placed at least 5 feet from the fence; landscape fabric, rocks, and pavers should be a neutral or natural color and sufficiently water permeable so as not to alter or affect current lot line drainage (lot grading is permitted). No hardscaping, including edging, may include any symbols, characters, numbers, or letters unless approved through an Architectural Request.
Digging on Your Property
All Preston Village utilities (power, water, internet/TV) are underground, and telecom lines are often direct-burial cables (not enclosed in a conduit) that sometimes cross property lines. Digging without knowing the location of buried utility lines can inconvenience you and your neighbors and even be potentially dangerous. Before you dig on your property, call 8-1-1 to have all utility lines marked for free.
